Colonia del Sacramento — real estate investment opportunity
Why Colonia

One hour from Buenos Aires. Another country, right next door.

Colonia del Sacramento combines UNESCO World Heritage status, a dollarized market, a fast residency process and a direct connection to Buenos Aires. For an Argentine or European investor, it is one of the simplest gateways into Uruguay.

Proximity

1 hour from Buenos Aires.

By ferry, with no complicated paperwork. Spanish-speaking, welcoming culture, a different currency and a different legal framework.

Heritage

UNESCO historic quarter.

Unique properties in a city declared a World Heritage Site. An entry ticket to a market with limited supply.

USD market

Transactions in dollars.

The Uruguayan real estate market operates in US dollars. No local exchange-rate volatility. Deposits and deeds in USD.

Residency

A clear path to residency.

Uruguay has one of the most stable and predictable residency processes in the region. We connect you with notaries (escribanos) who handle it.

Income

An active short-term rental market.

Colonia is a tourist destination all year round. Short-term rentals work well and can be outsourced.

Diversification

Another jurisdiction, another currency.

For many clients, buying in Uruguay is the first geographic diversification of their wealth. A step that doesn't require crossing an ocean.

Frequently asked questions

What foreign investors ask us most often.

Do I need Uruguayan residency to buy?

No. Any foreign national can buy property in Uruguay with no prior requirements. Residency is a separate, optional process, usually handled afterwards if you want to live or legally reside here.

What currency are transactions in? USD or pesos?

The Uruguayan real estate market operates in US dollars. Deposits, deeds and payments are made in USD. That gives you stability, with no local exchange-rate volatility.

Do I have to travel to sign the deed?

It's not mandatory. You can delegate the signing through a power of attorney granted at the Uruguayan consulate in your country. We connect you with the local notary (escribano) who coordinates everything. If you prefer to be there in person, we also organize the travel logistics.

How much does the buying process cost (notary, taxes)?

Roughly 7-10% of the purchase price, adding up the ITP (property transfer tax), notary fees and registry costs. Before the reservation we give you an itemized estimate per notary, with no surprises. Costs vary slightly depending on the notary chosen.

Can you manage the rental once I buy?

We don't manage rental properties directly. But we connect you with trusted local property managers and platforms that take care of everything: short-term rentals (Airbnb), long-term rentals, maintenance and transferring the income to your account.

Do you work in languages other than Spanish?

Yes. We work in Spanish, Portuguese and English. We schedule calls and video calls at whatever time suits you, according to your time zone.

Colonia or Punta del Este: which is the better choice?

They are different markets. Colonia has more accessible price points, a better yield-to-price ratio in short-term rentals and far less saturation. Punta del Este is more expensive, more seasonal and more competitive. In a first conversation, with no commitment, we walk you through the pros and cons based on your goal.
